Plymouth Meeting, Pennsylvania-based residential real estate brand AVE, a division of real estate investor Korman Communities, is piloting a new feature in its upcoming Santa Clara, California development — outdoor amenities and equipment for rent.

AVE Santa Clara, developed with Long Beach, California-based Ensemble Investments, is currently leasing and expected to open for move-ins in January. Its 311 units will encompass a mix of traditional apartment rentals and fully furnished units with flexible lease terms.

The amenity selection at AVE Santa Clara includes the AVEnture Hub, a space on site where residents can access a free selection of shared outdoor activity gear, including bikes, kayaks, stand-up paddle boards and camping equipment. The items are intended to remove the need for residents to buy and store their own gear, offering easier and cost-effective access to local outdoor attractions, including the Pacific coastline, Guadalupe River, Santa Cruz Mountains and 28 regional parks.

“The challenges of buying or renting equipment, finding like-minded adventurers and even having space to store everything can hold people back [from outdoor activities],” said Steve Edwards, senior vice president of lifestyle development at Ensemble, in the news release. “I wanted to remove those barriers so our residents could easily access gear and connect with neighbors who share their passion for adventure.” 

Using the property’s app, residents of AVE Santa Clara can check out equipment and discover people with the same interests in the building. The nearby AVEnture Hub lounge offers a social space with a wall-mounted world map and adventure-related books.

AVE Santa Clara will also offer other resident lounges, a two-story fitness center, a dog park, a courtyard with an outdoor kitchen, a roof deck garden, a pool and fire pits. The property is also located within walking distance of Clara’s Junction, a newly opened indoor-outdoor social and dining space that will offer promotions to AVE Santa Clara’s residents, according to the developer.

AVE’s parent company, Korman, has nearly 40 properties in the United States and in London. Upcoming AVE properties include AVE Paradise Valley, opening in January 2025 in Phoenix; AVE Navy Yard, opening in Philadelphia in summer 2025; and AVE Hamilton Green, opening in White Plains, New York, in winter 2025.
